Andrew brings more than 40 years of institutional real estate experience spanning acquisitions, asset management, portfolio operations, development, capital projects, and distressed asset strategy. He began his career with CBRE as a financial analyst, underwriting multifamily acquisitions, debt structures, market fundamentals, and investment returns. He later joined Trammell Crow Residential, where he advanced from Acquisition Associate to Acquisition Manager, evaluating multifamily acquisition and development opportunities throughout Texas and the Southeast. Andrew subsequently moved into senior operating and asset management leadership, serving as Director of Asset Management with Bell Partners and Regional Vice President with Lincoln Property Company. In these roles, he oversaw large multifamily portfolios, regional operating teams, property management, renovation programs, capital expenditures, and portfolio performance. He later spent eight years with Nuveen, a TIAA company, as Senior Vice President of Asset Management. During his tenure, Andrew led portfolio strategy through the Global Financial Crisis, with responsibility for workouts, refinancing, recapitalizations, dispositions, and the stabilization of distressed assets. Andrew also served as Chief Executive Officer of Ejadah Asset Management for Nakheel Developments in Dubai, where he was responsible for operations across a multibillion-dollar apartment portfolio, including asset management, property management oversight, capital improvements, personnel, and investment execution. Today, Andrew serves as a Managing Partner and Senior Operating Partner with Cramlet Capital. He sits on the investment committee, advises on acquisitions and portfolio strategy, oversees senior operating partners, and manages key lender and institutional relationships. His experience across multiple real estate cycles provides Cramlet Capital with deep operating perspective in evaluating investments, managing risk, and driving long-term asset performance.
